誠心請教建房問題

第一次買房，想找builder建一個自己滿意的House，builder已給了大體的估價，現在我猶豫該不該找agent？如果沒有agent，對contract的內容應該注意什麽？將所有材料都列清，似乎不現實，大家有沒有此類版本？
