Is your agent good at commercial RE transactins, commercial RE contract form is very different from residential contract form? Lots of extra things you need to pay attention to.

The typical lease term is 3,5 or 10 years depending on the size. Your size is very small, likely you can get a 3 year lease. In commercial RE, everything is negociable.

As for "我是找到了tenant 再裝修嗎? Tenant 會自己裝修嗎？", it depends. Some tenants ask Landlord to provide Tenant Improvement Dollar, some just prepare for occupancy on their own (they hire the contrators and pay for the cost).
