最近發現前房主動過地基，還可以追訴前房主嗎？

房子是５個月前CLOSED， 近來房子側牆出現一條兩英尺長的裂縫.
檢查後發現前房主動過地基，掩飾得輕易看不出來， 但從沒有向我提起過。

請問怎麽處理此事？還可以追訴前房主嗎？
