refinance 問題請教！

想做房子refinance，  有些問題不是很清楚。請教一下。 1。 我要重新買title insurance嗎？買房時已經付了$1000多的title insurance。  2。我要找律師嗎？ 為什麽還要收atterney fee? 3. 新的銀行要重新appraisal ， 對嗎？ 4。 有什麽問題要注意的？
