I beame a landlord last year. I work full time and do not have a lot of time in investing. Tried stock trade before, convinced myself is not made for that. But it is despirate to imagine when retirment time comes if just save monaey in cash, not mention paying for kid's tuitions. No interests, no way to cop with inflation.
Here is how I do it not mentioning the outcome since I just started.
1. focus on cash flow. My target is 10%. Appreciation may come, may not, or take long time.
2. Only buy property close to where you live and familiar with, I set it within 30 minutes drive from my home.
3. Do not rush, keep in comfortable zone. When you see the opportunity, then work on it. Otherwise, just wait. There is always opportunities, but your cash is limited.
4. Be prepared for services and do some handy or dirty works on the property by youself to acculate profits.
