今天看來一個白菜房，我實在難以想象管理白菜房會是神馬樣的生活。

從我立誌要做地主以來，好幾個月了，我的 agent 一直沒有給我找到 cape rate 8~10% 的 property. 我差不多給他下死命令了。找不到這樣的房子不要來見我！ ：）

昨天他通知我：“This might be a good opportunity!". 我迫不及待的去看了。我的天啊，這是神馬房子啊！REO, asking for ~$266k, cash only. 就算按這個價拿下，再花1~2W fix the probelems assuming no permit issue, cape rate is about 9%. 估計兩個小房間是無 permit 加上去的。

在看房的時候，一卡車停下來，一白銀男子和一 hispanic 女子 ask if it is available for rent. 估計租出去沒有問題，租金應該在~$2700/month (1000 + 900 + 800 for the three units). There is only one water heater, one utility meter, I can see tremendous trouble managing THREE potentialy problematic tenants. Life will be miserable. 同學們，這種生意值得花生命去做嗎？

不知道其他地方 （比如白菜豐收的 DFW） 是神馬一種景況。這樣的房子屬於白菜，還是爛白菜？
