跟風, 談中西部的投資。 俺看不上加州的回報。
Example: from 2010 to 2012, bought the followings:
1. Single family house. Bought $12,000. 2 bedrooms, 1 bath, 2 car garage with basement. $4000 changed the roof, $1000 partial carpet replacement. Total invested $17,000. Rented for past 5 years, $750 per month to a retired couple. If they move, the rent will be $900.00 monthly. Now the market value of this home: $50,000.
2. Newer townhouse. Purchase price $67,000. 3 bedroom, 2.5 bath, 1600sqft. Always rent. Repairs: $20,000. Initial rent was $1800 monthly. Current tenant pays $2400. Market value: $275,000.
3. Single family house purchased at $36,000. Repair: $15,000. Initial rent was $1200 month. Now the rent $1600. Market value: $135000.
4. Luxury home. 4500sqft. with walk-out finished basement. 4 acres with a pond. Bought $302000. Repair: $50000. Market value: $900,000 to one million. Now primary home
5. Condo, 3 bedroom, 2 bath. Bought $86,000 in 2012. Always rent $1300 monthly Market value: $165000.
6. Single family house. Bought $56000. Initial rent: $1000. Now current tenants pay $1560 monthly. Market value: $160000.
I can go on and go on....
在加州, 沒有現金流的投資,俺看不上滴。 中西部投資沒有壓力。 現金流滿滿的。 競爭對手少。複利快。 堅持長久, 我相信回報快。超加州的增值很容易的。俺周圍千萬的地主, 大大的多。 特別是早期的華人-台灣, 印尼人。
