這種情況，能租給seller嗎？

我的一個房子offer被接受了。南加，房子上市50天了。賣家要求回租到2024六月，本來非常好的事。一查賣家credit report，夫妻倆一個598，另一個602. 這個房子他們三年買55萬，現在賣83萬。房租他們同意$4900（市價大概5000）。丈夫軍人，妻子有一點殘疾，都是貴人。兩人目前月入1.3萬, 十幾個欠款,總共90萬以上（其中房貸73萬，一車6萬，另一車8萬），已經有一些miss payment了。
