當地人口在減少，買房時需要考慮嘛？

有個4plex pending了小半年今天又上市了，不知道具體原因。即使貸款的話現金流也OK了。房子離我住的地方有30多分鍾，那邊的城市不是很熟，尤其是multifamily的出租。網上查了一下，人口最近每年都有～1%的下降，鐵鏽帶。打算去看看，現在自己先做個調查，我的agent也沒法提供更多的信息。

各位前輩，在買multifamily的時候，人口下降會是一個red flag麽？投資房市場還可以再等等deal嗎？上周問了投資房利率7.375，今天又漲回去了。
