Investor vs Dealer

如果是Real Estate Investor，可以抵消；如果是 Real Estate Dealer，不可以， 並且需要交SE Tax。

現在的問題就是到底是Investor，還是Dealer？

如果是全職flipper， 毫無疑問，屬於Dealer， active ordinary income， 需要交SE Tax 。

但如果每年隻做一次flipping，這個就有彈性空間，取決於你的intent， 如果你的intent是flipping , 那是Dealer， 如果你的intent不是flipping， 就是investor。你的intent應該能使IRS信服。
