做自住房的improvements，

打算建泳池，費用大約16萬。

自住房的equity 比較多，可以做16萬HEL home equity loan, 利率9%左右。

如果選擇付現金，需要賣掉10幾萬mutual funds和股票，不但永遠終止了增長，而且賣掉後captain gains需要交稅。所以，沉沒成本大約也是9%。

是付現金劃算，還是用貸款HEL/HELOC比較劃算呢？
