請問這幾個issue 能扣deposit 嗎

正在換房客，前房客的deposit 還沒還。新房客剛拿到鑰匙進去看了一下，發現兩個issue. 請問我需要馬上fix 嗎。然後能從前房客的deposit 裏deduct 嗎。謝謝。沒經驗。第一次deal with 押金。

The bottom downstairs bathroom sliding door doesnt close properly.. we tried putting on track and adjusting but it doesnt seem like its going to work properly. The second thing was the fridge makes a wierd sound after u close it. It seems to be working fine though.. but it mayhave issue in future
