請教各位大俠，關於投資房 (updated with new findings)

現有兩單位的townhouse，都分別出租，月租￥2100 total ($1100+$1000),

need 房東包utility, 要價12.5萬，老房子，不是好區，比新澤西的紐瓦克犯罪率好一點兒，

請教各位大狹，這個投資值得嗎？除了未來維修費高，還有什麽注意事項呢?

不知道全年的utility費用是多少？怎麽查呢？

請不吝賜教！

New findings:

Last year annual property tax: 2400

Last 12-months Gas + Electric + Water total cost: $8604

Existing Lease: month-by-month.

Current Market Rent: 2100/month.

There's a middle school right cross the street. (pros and cons)

Don't know the annual repair cost yet.
