剛剛把一個原來準備做 flip 的房子租出去了

昨天一家房客就已經入住了。我家領導本來是想做 flip 的，後來還是決定不馬上賣，一個考慮就是一年內賣的增值部分的稅太高（ordinary tax 比 long term capital gain tax 大概高一倍吧）。

這個租售比現在是 0.8 （買價加上所有修理費用）。買 normal sale 的房子出租的話現在這個房地產市場價格很難找到這個租售比的房子了。
