向各位專家求救：坐標南加Inland Empire, 租客上個月晚付租金加Late Fee，但是多付了18美元，

這個月又不付租金了，發短信，打電話都不接，因為他上個月多付了18美元，請問這種情況是否可以發3天的Notice？如果可以的話，發3天Notice他們還不付租金的話，是否能夠做Eviction？還是必須要等一個月？

請指教。 謝謝！！！。。。
