Perhaps 30-40 year old septic tank has slow drainage problem. Back blooded into house once. There was another roof leak within two years so All State won't allow me to renew the insurance. The premium would be doubled if I had to go with lower tier insurance company. (Had an unsuccessful roof claim on one out- -of-state rental and they all showed up on our record when different insurance companies were preparing to quote me. Top tier insurance companies would not issue insurance for this house). I had to call allstate to threaten to cancel insurance policies on all other rentals so that it could renew insurnance on this under one condition: can not claim within next 18 month. Could be 12 month. Don't remember well)
Had probably 4 septic tank pumpings in 2022 so had septic tank caustic treatment done in 2022 for $2k. Pumped once in Feb ($500 after hour service) and I thought it could last another year or at least 1/2 year, but issue occured again early May. Same day pumping costed another $500. Decided to connect to city sewer.
Cost
City Sewer Connection fee $11k-$12k ($7k assessement fee + $4K connection fee. Assessement fee is lot size dependent. 1 acre lot)
Replumbing cost if the connection to septic tank is different from to city sewer. (drainage pipes grade down toward either septic tank or city sewer). $4-5k
Excavation (trench digging and drainage pipe connection and conection to city sewer). $3-4k only 30 ft digging
Septic tank last pump and dirty fill (code requirement) $1200
Sprinkler repair and landscaper cost TBD ($2k?)
Total ~$25k. I had one company quoting me replumbing/excavation/septic tank breakage $32k-$37k. They refuse to reuse the old drainage copper (yes copper) pipes. Almost $50k (after adding city connection fee) if I go with this plumbing company.
$25k is probably simialr to getting a new septic tank cost. City does not allow at house city sewage is available.
