請教各位，可以不充許租客使用fireplace嗎？

上次請教大家的房子準備租給（2）了。 正在準備lease。 房子有fireplace, 因為對fireplace 的使用知識有限，從使用安全上的考慮，想在租約裏要求租客不要使用或者租客負責fireplace的維護和檢查，這樣要求可以嗎？ 房子在加州，有中央空調，不需要用fireplace取暖。
