要看你是不是從standard deduction變到itemized deduction。

standard deduction是25900，state/local tax deduction limit is 10,000.  So you have 15900 for home mortgage interest.

 if your annual mortgage interest was more than 15900 before refi, and after refi your mortgage interest became less than 15900, then "自住房refi 後是不是在報稅時一點好處都沒有!"

or you stayed as standard deduction (interest less than 15900), 稅務上也沒有什麽好處。

但是起碼你省了貸款利息啊。

如果refi以後你的mortgage interest比15900多了，那麽你可以找一些itemize deduction裏麵的省稅辦法，比如捐衣服給goodwill什麽的，都可以減了。
