租客在外地如何簽約？

一個租客是外州博士在讀，三月份到這邊做博士後。我和他通過Facetime看了房。

我想我可以把租約email給他，他簽字掃描後再email給我。然後我再簽字。但是我希望簽約時收到他第一個月的租金和押金約五千元。Zelle陌生人首次應該隻能打五百。請問應該如何操作？

他提出寄支票，但我覺得太慢。萬一他反悔不寄，我會錯過其他租客。
