grace period.

"I am sorry we cannot come to an agreement.  In view of the wintry weather and COVID surge, we can extend you a three months grace period for you to find another place.  During the grace period the rent will be (the same, +100, ??? < the future rent). "

Because this is the only tenant to move out, you can make up a grace period just for him/her without appearing to be backing down.
