請問怎麽啟動foreclosure或者short sale.

幾年前我借了一個人一筆錢。他是用他的房產抵押的。現在他還不出來了。我該怎麽開始這個程序。是foreclosure好還是short sale 好? 其實我不想麻煩?有沒有專門的公司收購這種loan? 謝謝。
