租約上關於security deposit是這樣說的

Such deposit shall be returned with interest, and less any set off for damages to the premises upon termination of this agreement.

以前因為不交房租做eviction時，本地的法庭是用security deposit來付欠的房租。這次因為她欠12月房租，還有30天notice的1月房租，所以不知怎麽分配last month rent和security deposit。這個房客是個墨西哥裔的不太惹事，她好像沒指望能拿回任何錢，就是希望不要收她的修理費，我不打算收任何修理清理費，但該拿能拿的房租一定拿，然後想把statement做得準確點。
