另一家是farm land是關鍵。It's very obvious the lawn belong to the house to everyone if not looking at the servey. This indicates exclusive usage.

And the fact is the lawn was exclusively used by people living in the house.

打官司肯定能贏，應為有最高法院的案例可循。
