lease 爭議求助

我和房東對簽的lease有不同看法，大家夥煩請幫忙看看。房東已經準備叫 collection agency 樂。哭死！

合同正文：

This lease made this March 15, 2007, by and between XXX (landlord) known as Lessor, and you (my name and my wife’s name), known as Lessees, covering the property at XXX (the apartment) for an approximately term of 12 months beginning on 5-15-2007 at 2 PM and ending on 6-28-2008 at 10 AM for a total base rent of $ 7292.00 payable in advance without demand as follows: $307 due on 5-15-2007 for the periods of occupancy from 5-15-2007 to 5-31-2007 and $635 due on the first day of each succeeding month through April 2008.

我其實四月初就搬走了，可房東不同意終止合同。我隻好還是按月白白交錢。我已經按照合同交足了$7292, 最後一張房租支票是五月初被取走的。按我的理解，六月份我就不用交房租了。但是我和房東事先沒有溝通過六月份房租的問題。可現在房東認為還要再交一個月的房租（六月份）。我認為既然所有的房租支票總額和lease上的一樣，而且最後一句話表明房租交到五月份，已經證明我履行了合同，並不算無理取鬧。大家給評評理，指點我一下吧。多謝多謝。
