3. Renewal: Either party may terminate this Lease at the end of the term by giving the other party thirty (30) days of notice prior to the end of the term. If neither party gives notice of termination, the Lease will automatically renew for an additional period of twelve months upon the same terms and conditions as stated herein.
今年1月2號,打電話告訴我他們要在1月31號搬走,搬到離朋友近的地方。他們交租還準時,人也不錯,我就想努力挽留他們。說如他們4月30號後還租,我就給他們每月減免80塊錢,還可以商量,言下之意他們決意要走,我也讓他們在1月31號搬走。到1月31號前沒給任何回複,我還以為他們會繼續租。
1月31號沒動靜,到了2月2號也沒交租,打電話不接。2號晚上接了,說要2月7號搬並交還房子,我說好,但要幫我搞好房子衛生。我以為會很平和的了了。到了7號,我打了無數電話,不接或按斷。我沒辦法,用電郵給他們發了要他們交租或搬走的通知,然後接著打電話,這才接,並說8號還房。8號拿回房子時,發現他們並沒搞衛生,全屋的牆上到處是汙跡,還在屋裏抽煙,很重的煙味,滿屋的狗毛,貓毛。我當時就告訴他們衛生和牆的兩個問題。他們有1000塊壓金在我手裏,包括200的寵物壓金。我想就拿1000塊抵2月份的租金和搞衛生,刷牆的所有費用,其它不追究了。把他們想太好了。
11號發電郵要我還壓金,不然就找人告我. 當時來租我房時,告訴過我他們在告前房東,因為房東不修東西,屋子長黴,導至那老婆有健康問題。他們是低收入家庭,也許有免費的attorney幫他們,從前房東那訛到了些錢,嚐到了甜頭。
