我有一租客，2013年五月一號住進去，租約是一年，到4月30號到期，每月一號交租；但如雙方在合約滿一年的前30天不給通知，合約就自動續下一年。滿一年前我口頭問過他們，他們說再住一年，所以租約應到今年4月30號到期。合約是這樣寫的。

今年1月2號，打電話告訴我他們要在1月31號搬走，搬到離朋友近的地方。他們交租還準時，人也不錯，我就想努力挽留他們。說如他們4月30號後還租，我就給他們每月減免80塊錢，還可以商量，言下之意他們決意要走，我也讓他們在1月31號搬走。到1月31號前沒給任何回複，我還以為他們會繼續租。
1月31號沒動靜，到了2月2號也沒交租，打電話不接。2號晚上接了，說要2月7號搬並交還房子，我說好，但要幫我搞好房子衛生。我以為會很平和的了了。到了7號，我打了無數電話，不接或按斷。我沒辦法，用電郵給他們發了要他們交租或搬走的通知，然後接著打電話，這才接，並說8號還房。8號拿回房子時，發現他們並沒搞衛生，全屋的牆上到處是汙跡，還在屋裏抽煙，很重的煙味，滿屋的狗毛，貓毛。我當時就告訴他們衛生和牆的兩個問題。他們有1000塊壓金在我手裏，包括200的寵物壓金。我想就拿1000塊抵2月份的租金和搞衛生，刷牆的所有費用，其它不追究了。把他們想太好了。
11號發電郵要我還壓金，不然就找人告我. 當時來租我房時，告訴過我他們在告前房東，因為房東不修東西，屋子長黴，導至那老婆有健康問題。他們是低收入家庭，也許有免費的attorney幫他們，從前房東那訛到了些錢，嚐到了甜頭。
以下是我的答複：
You broke the lease by moving out before the lease's expiration date on 4/30/2015. Therefore, you will need to pay the rent of $2,400 (800X3) for the next three months and the fee of $92 for the late penalty of February, 2015 immediately. In addition, you also need to pay for the cleaning ($200), re-keying ($150) and repainting ($500) of the house. Accounting for your deposit payment of $1000, you still owe me a total of $2,342. Would you please tell me your new address so I can mail you the bill of $2342 (detail costs included)?
