You need give more information

1.  Is the agent listing agent?  or it is the buyer's agent hired by you.

2.  Ususlly you want to submit an offer and get accepted, before you do inspection.  There should be always contingnecy in the contract that you can get out of the deal after inspection if you find problem.  Why waste money on inspection if you do not have chance to get the house.

3.  You can still looking for houses afetr you sign a contract.  Remember, even if you sign contract, if you do not get bank approval, you are not officially under contract.  So you are free to walk away and looking for othe house.

4.  EMD of 2.3% is too high. 

5.  Most important:  Do your home work, and get formiliar with the house-buying process.  Every state is different, so you can not rely on the answers from this forum.  You must know how it works, and use the agent is tool ONLY. You are the boss and all decisions are yours.
