You cannot. A minor can hold title only if he/she is emancipated. The earliest time a child can be emancipated is 12 in California. Since your daughter is only 5 years old, she cannot legally hold a title to a property. The way to do it is to set up a trust with the trust as the title holder and your daughter as the beneficiary. You will have to talk to an estate planning attorney to find out how to set it up.
