You cannot. A minor can hold title only if he/she is emancipated. The earliest time a child can be emancipated is 12 in California. Since your daughter is only 5 years old, she cannot legally hold a title to a property. The way to do it is to set up a trust with the trust as the title holder and your daughter as the beneficiary.
