It is a communication problem. You should at least let him know on Thursday that you were going to sign lease with another owner. Strictly speaking, the first owner incurred reliance damage that his request that you buy his washer and dryer is reasonable. He could have demanded you to pay other damages like putting the property back on market and rents for the months the property is empty. Whether he could have a claim also depends on how your email was written. I would argue that in this case even if he incurred reliance damage he probably can mitigate by leasing out the property to another.
