上個月接到房客報告,閣樓有動靜,可能有動物。我告訴他閣樓梯子的位置,請上去看看客人是啥。是蝙蝠。
這是我第一次遇到蝙蝠入侵。整個處理過程,今天我都寫下來。
首先,我查了關於蝙蝠入侵的法律。在我州,若僅一兩隻蝙蝠入侵,無需專業驅逐。
我查了查亞馬遜上,幾十塊錢不等即可買到驅逐小儀器,(看似就是聲波原理)。我請房客先自行試一試,我付設備費用。
幾天後,房客又報告,蝙蝠越來越多,他表達對自己驅逐有恐懼。
我問常用handyman可否一查,他是否也做這工作。handyman一開始答能做,並立刻訂購了驅逐設備,一周後短信我,他對這工作沒信心,希望我找專業驅逐。我說沒問題,順便了解到驅逐設備的價錢,包括驅逐,單向網和清潔設備,大約500塊。
我打了幾個電話給尋常的pest control, 竟無一家做蝙蝠驅逐,一家經營百年的公司告訴我知道有人做,給了我一個電話號碼。
得到一個報價,也知道了本州在5月初至7月底禁止驅逐蝙蝠。報價為
前不久我在房坦聽說過一個報價好幾千,覺得這報價還行,沒嚇著我。
因為是第一次處理,時間也充裕(但按法律,若蝙蝠威脅到人---比如已經從閣樓進入到屋內,則屬於不可居住狀態,我還因此對蝙蝠重要還是人重要有過一番思索----三個月時間不能驅逐蝙蝠。法就是法,法認為蝙蝠與房客都重要時,那麽就得由做生意的房東自己想辦法,也不難想清楚,就是給房客找個安全地,並給蝙蝠免費居住一段時間),我希望再找到一份報價。
我搜"wildlife removal",找到一個也不知盈利或非盈利組織的網站,處理所有野生動物問題,電話留言很快接到回電,是網站的合作者,一家驅逐野生動物的公司,又聽了一些關於蝙蝠驅逐的法規和處理過程,我幾乎在自己做功課時都知道了,請對方盡快安排inspection。當天又拿到一份報價,附有照片,及正式合同。
照片得有40多張,inspctor打電話來時,我大概問了下,他們會怎麽做。原來是要上房頂和房簷堵洞。

又看了看合同,正規。就它了,立即簽字,付費。約定時間,工作安排7月一部分,8月初(要符合驅逐規定)繼續。
通知房客,房客未表示任何異議,並多次感謝。

Their droppings can also carry histoplasmosis, a type of lung infection, to humans. Additionally, the mess and smell that they create can make them undesirable to live nearby. They generally gain access to an attic or soffit space inside a home through existing holes in a roof and will stay there seasonally unless removed. At night, they will exit the home and eat the insects in the surrounding area/yard. Bats 2-Treatment $598.00 1 $598.00 Bats cannot legally be killed by a wildlife control company. Instead, the living space that the bats occupy (usually an attic) must be entirely sealed off, and a one-way valve constructed to allow the bats out but not allow them back in. There are also "blackout periods" where control companies must take special care that mother bats are not being separated from helpless young. Bats generally will exploit any existing hole in the roof line or soffit greater than ¼" and they are extremely adept at locating them. Since these are the traditional areas that are used by bats and the hold needed is so small, they all must be reinforced or sealed to ensure that bats cannot use them. The one-way valve(s) (bat valve) is then placed on the gap(s) that appears to be used the most by observing droppings at the site or by homeowner feedback.
Bats 3-Exclusion Day 1 $600.00 1 $600.00 On day one of the project, all possible entry points must be sealed up. Once all entry points are sealed, the bat valve will be installed. When bats leave the primary entry point and cannot re-access, they will seek out new openings in the structure before abandoning the structure completely. Exclusion repairs - Includes all of the areas outlined below: 1. Two front roof returns to be sealed. 2. Gaps in mortar leading up to fascia board to be sealed. 3. Gaps in ridge vent to be sealed. All work is warranted for 2 years from completion. If cleanup and or sanitation was done, the warranty will cover any additional cleanup/sanitation if bats return. This time frame will cover 2 potential returns to the home by the colony to try to regain entry. If, after two attempts to re-enter, they are not successful, the colony will generally not return. The warranty does not cover any new openings made by the animal or any type of wildlife animal, as well as natural or unnatural acts including high winds, roof replacement, roof degradation, home improvements, etc.Remediation and Sanitation $398.00 1 $398.00 The CDC recommends cleaning and sanitation after any wildlife intrusion to prevent zoonotic diseases and other infections. Sanitizing Treatment-Application of a sanitizing agent to help neutralize bacteria, viruses, and other pathogens left behind by animals nesting and moving through the structure. This will help reduce pheromones left behind by these animals that may attract other animals if left behind. This treatment will also help to eliminate existing odors. Ectoparasite Treatment-Chemical treatment of animal nesting and movement zones where ectoparasites, such as fleas, ticks, and mites may have been left behind by infesting animals once they have been removed. 另外,正規合同裏,這些都會寫清楚。在合同上,新手很容易吃虧(我也吃過很多次),找正規公司做,會有保障得多。隨著時間和經驗的積累,一些自己了解的維修項目,請handyman屋合同維修就可行了。對危害房客安全和健康上,小心點比較好,可大可小,大起來會造成巨大數字的賠償。
