The sheriff typically serves a copy of the writ on the tenant that includes language about the tenant recovering personal property left behind. The tenant will have 15 days after the lockout to recover those items (assuming anything is left behind). You will need to coordinate with the tenant about when and how to retrieve those items. If the property is worth less than $700 and the tenant does not retrieve them within that time, you can dispose of the property. If the property is worth more than $700, you will have to sell it at a public auction. You may even want to take pictures of any items left behind.
