房客的lease 還有4個月，發信說付不起房租了可以月底搬出

是不是房客主動搬出就是最好的結果了？我知道按理說房客應該付房租直到找到新房客，這個有沒有可能性？房客不是無產階級，在VA 應該有房產有飯館生意，當初租房子是想在這邊開飯館，估計是不順利。

這個月的房租沒有付，有一個月房租的 deposit + $400 pet deposit，這些是不是都能扣下？謝謝
