preset的是租金, NNN的回報是cap rate 跟貸款緊密相關

但是回報是cap rate, 貸款利率是一個大factor --> 貸款利率跟國債相關 

你可以比較一下2-3年前跟目前 同樣租客的回報 cap rate is rising because rate is higher, so with same rent income, cap rate has to rise

very close to bond invest
