beware of that lots of REIT company under pressure of revaluation loss on their real estate holdings. This happens a lot. Ask where are their holdings located, if most at inland/central CA, sounds like from their cash flow senario, then be careful.
Ask a lawyer to look at contract, see if you are under any liability in case of default, bankruptcy. Alway protect yourself.
