低端房，租金比mortgage高，租而不買是不得已。高端房，租金比mortgage低，

但第一，20－30年以後的增值加上這麽多年的tax好處算下來，租根本不合算。第二，能買的人都是收入高到了一定程度的，人家對生活質量有要求，需要那個tax benefit，怎麽會去租？
