前房東不承認 security deposit 怎麽辦

新買的出租房，老房客繼續住著。過戶時前房東說沒有 lease, 沒有security deposit。現準備簽新 lease 和提一點租金，老房客卻拿出10年前和前房東簽的 lease，上麵有 security deposit。 前房東和她律師不理我，請教網上有經驗的前輩我該怎麽辦？多謝！
