Your life worthes more than $700.  Correct way in the US is set up a bank account and let the tenants make rent deposits to your account.  They can mail you a check if they want, but I'd never get in their apartment.  Get a contractor to do repairs unless you trust the tenants.  Secondly, do your homework and hand pick your tenant!
