當遠程的 SFH 地主,不難上加不難。
The key:
- treat it purely as a busienss without any "feeling" attached.
- be very professional, firm but reasonable all around
- be very selective on tenant selection. Find the "righ" tenant is the #1 rule to success.
- The key to find the right tenant is to find the "right" property and price it right.
Simple.
I don't even go before the purchase contract is accepted or shor sale is approved (no need) and a personal inspection is due. Then at most I will take another trip after the closing. I usually can get a property fully ready in 3-5 days during my 2nd trip.
The most recent one, I rented out during my after-closing trip on the spot without any PM or agent involvement. My tenant deposits rent every month. I pay $0 PM fee.
SFH in good solid neighhood is much better than condo/town homes.
