新手地主求問-房客要加人進lease

有一個四個臥室的single family出租房，目前有兩個單身年輕男住在裏麵。兩人每月按時交租，平時也還講理，總的來說大家關係都還好。Lease 要到期了，我個人是希望他們能renew的。房租目前2650，如果續約房租會加到2700, 他們表示沒問題。今天房客突然說想加第三個人進renew的lease. 新人是個女孩。我還很好奇的問了一下是不是某個人的女朋友，回答說不是。我個人是不太想加第三個人的，但又怕不加的話人家不續約了。想請教一下大家，這種情況最好是加還是不加。加的話是正式加到lease好，還是圖省事不把新人加到lease 上，直接讓這個新人每個月把房租給現在的房客，然後現在的房客跟以前一樣把房租給我，這樣的好處是我少跟一個人打交道。

另外加一個人的話是不是房租也要加一些。漲多少合適。目前我想如果我最後同意加人的話，我想跟他們說房租漲到2850, 不知道合理嗎。
