根據本人在估價方麵的學習知識，給大家介紹一下地產估價選comps和adjustment的原則。
首先，我們要理解地產估價估的是marketvalue。它既不是計算propertytax的
assessvalue，也不是保險公司計算replacement的insuredvalue，也不是contractor，builder建房的constructioncost，也不是accounting為了稅務計算的bookvalue，而是指一個房子在市場上正常買賣的交換價值（exchangevalue，orvalueinexchange）。[閱讀全文]

好久沒有給大家updated灣區地產了。不少網友送QQH來要求我寫個帖子。
元旦一過，就有不少客人來找我看房。一時間10來個客人周末看；周日看；上午看；下午看，忙得不亦樂乎。可是幾個星期下來，人人complain市場上找不到自己的dreamhouse。有幾位說，我出到90萬了呀，你怎麽還是給我找的小黑屋啊。所以一個contract也拿不到。原因是什麽呢？

看了辣妹的“與矽穀房價密切相關的學區問題”一文後，想補充一下南彎地產市場的現狀（以SFR為例）：
開春自今，inventory比往年少一些。但買家也少一點。原因是：由於過去2～3年來，彎曲房價已下降不少。一般屋主不願意拿出來賣。所以換房的人也少一些。shortsale/REO經過過去2～3年消化，listing也少很多。按理說inventory少，房價應該上升，但還是有一些shortsale/REO，[閱讀全文]

Line1～4：Interest。要仔細分行例出每個金融機構的名稱和利息所得。一般利息總額在10元以下時，銀行就不發1099-INT.你也不用報interest收入了。是不是為了省點稅，都去5～10個銀行各開一個Saving帳號呢？
