How time flies! It is almost one year since you moved into our house.
As you know our lease agreement is one year. This is the time we review our lease, research the current rental market, review our current property tax increase, insurance increase, and HOA increase situation, and adjust the rent accordingly. As you may know, in the past year the local rental market has experienced significant rent increase. Our property tax and HOA has also increased. We researched the current rental properties on the market and found that for properties of similar condition and location, the going rate is $2900-$3250.
Initially we believe $3050 would be an reasonable market rate. But considering that you pay the rent on time and take a good care of the house, we would want to keep you and give you a discount. We'd like to adjust the rent to $2950 as our next year's rent to take place when a new lease is signed.
Please think it over and let us know if you'd like to renew the lease or not. We want to keep you as a tenant, but also want to be fair and give you plenty of time to do your own research and think about your options. Please think it over and let us know how you feel. If you'd like to stay, and we hope you do, please let us know and we'll draw up a new lease to take effect when the current one expires.
