The main idea to use LLC is to isolate liability. Suppose that you have some business, and there is some judgment against it, all the creditor can get is what's in the LLC, provided that you keep the LLC well organized.



The idea is to isolate liability, so you want to have enough asset in each LLC, but not too much. Each LLC has some cost associated with it like incorporation, maintenance, as well as paper work such as bank accounts, credit card, accounting fees. So, too many little LLC's are not cost-efficient, also takes too much time to organize.

However, you don't want to put too many houses in one, just in case something happens, you'd loose all in it. I think $100K equity could be a good way, equity meaning asset less loans. Too much equity in it, then you're risking too much. Too little, then it's not worth the time and effort.

To be successful in business/investment, asset protection is critical. Insurance, legal entity, accountants, your own effort of being diligent are all important.

LLC is one of the layers of asset protection. It would block some attempts to get your other assets. However, it has costs both in term of money and effort. You need to pay to register one LLC if you do it yourself, or pay extra for a lawyer to do it.

In term of effort, you need to keep good record of thing that you've done, especially financial record. All financial matter has to be separate from your personal, as well as other LLC's.

Even with all this, it's still possible to sue you personally if the lawyer is good. So, it's really one layer of protection, but it won't protect you absolute.

INC is a form of more formally separate entity, since it pays tax by itself. However, it has the problem of double taxation, meaning taxed when the profit is recorded, then taxed again when share-owner get's dividends.



LLC貸款, it's possible for other businesses. It's just that at this time, banks don't want to lend to rentals. Maybe it'll come back some time in the future. For other businesses, I believe it's possible, though I don't personally have experience.
