買此房出租,不適合

我現在住的這個區是我們這裏最好的學區之一。屬於developed的區。已經沒有地皮再建新房子。這是我們這裏最後一個new construction,裏麵有single home和townhome. 想買一個townhome出租。也期望以後房子本身能升值。看到一個end unit(2200尺,0。15acre yard)雙車庫很喜歡,要價320K.同一個community,新的single family house起價400k,但也是2200尺左右雙車庫(0.2acre yard)。

在我們這個大區,再加8-10萬也就是40萬左右就能夠買一個20~25年新的single family house,2400尺左右with 0.5 acre yard(當然沒有新房子省事,需要做一些維修工作)。糾結中,請租婆租公們給些建議。謝謝。

In your post, all you talk about is how good the community is, how good the house is. Nowhere is it found on how much it'll rent, what kind of tenants will rent there, and what kind of profit you'll get.

Rental business is strictly about money. If you get better return than CD, go ahead. If not, don't do it.

Once you figure how much it'll rent, what tax, interest, insurance, maintenance, vacancy, HOA, management will cost, you'll have a better idea about if it's a good idea to buy and rent.

Generally speaking, houses in good neighborhood don't make good rentals. The reason is simple, rent/price is too low. I know a house is worth 700K and rents for 3K. Nobody can make money this way. I'd guess that your house costs 320K and rent for 1600. Same thing.

Also, you might want to read some old posts on this board, especially those of JY101, 如山, 米大。 That might help.
