灣區買房記(三)

中午左右,在我們打了兩次電話,留了一次言後,山姆來了電話,說下午2點在翡翠山(Emerald Hills)附近碰頭,他有4-5棟房子可供參考,其中多數尚未上市。兩顆懸著心總算放下來——還好沒被人涮。 

 下午我們兩人都請了假,按時趕到約會地點。山姆已經等在那裏,白色恤衫,黑色便裝褲,見了我們,馬上來個招牌的笑容,又摟又抱,熱情得不得了。我和牛肉都是含蓄的人,經不住他的洋溢熱情,恨不得爬上他的車,馬上看房。

山姆一隻手握著方向盤,一隻手指點江山,告訴我們他買賣過的房子。在翡翠山蜿蜒狹窄的道路上,他不係安全帶,還時不時地停在路中間,跟過路的人打著招呼。牛肉很是緊張,憋了很久,蹦出幾個字:山姆,安全帶!山姆愣了一下,經牛肉再次強調,才樂嗬嗬地係上安全帶。他的理由很簡單,翡翠山,輕車熟路,他在翡翠山上買賣的房子不下百棟次。

說到自己的生意,山姆不無得意地說:要說我對翡翠山,那是閉著眼都知道哪棟房子有什麽故事。我是翡翠山男孩,這裏長大,這裏起家。現在的生意,北起Burlingame, 南到Menlo Park,你就說最近上市的那棟房子,我沒有不知道的。但是你要讓我去南灣聖何塞,我準保迷路,那不是我的地盤。我也不會給你們提建議。你們找代理,就要找本地的。對你們感興趣的房子,你不但要了解房子的基本情況,最好還要了解一些它的曆史和趣聞,可以預知一些問題。我們的價值就在這裏。有些宅子,價格非常好,但一定有原因,知己知彼,我們才能夠保證價格上賺便宜又能買到吉宅。

山姆還說買房子的訣竅很多。最基本的就是多看房。多看房,一方麵能夠慢慢清楚自己要的是什麽,另一方麵也能讓代理清楚買方的品位。當然,好的代理,比如他,一次看房下來,他就對買方人的需求品位愛好有了大概地了解。再看一兩次,他就能夠了解買方的詳細需求,有時這些要求甚至連買方都不是很明確。看房的第三個好處就是對買方進行市場價格教育。看得越多,就知道什麽樣的房子應該是什麽樣的價位。因此碰到中意的房屋,不僅不會多付錢,而且還有可能立即動手,賺到便宜。

山姆說:我10 多歲出來做房地產生意,幾十年,從低端做到高端,經曆房地產市場的起伏,最怕的是什麽?不是賣不出去房子,而是買賣高出市場價格的房子。那樣我是一次賺足了,但是等你下次賣房的時候,你準來找我,叫我幫你賣。我就麻煩大了。我從父親那裏學到很多,房地產生意,就是回頭客,就是人與人的關係。客人一茬又一茬,我的生意每天都要做。就算是你們10年內不買房,但是你們滿意了,還會推薦朋友來找我。我的生意就活了。

我們就這樣一邊聽著山姆的買房經,一邊看著他推薦的房子。跟艾倫不一樣,山姆每看一套房子,總會告訴我們他對房子的看法,包括房子的市場價位(非掛牌價格),房子設計是否合理,如何改進,房子增值潛力,以及賣主目前可能的心理狀況。

第一趟看房下來,我們對房子質量總體感覺不錯,合乎我們的品位,但真正有些興趣的隻有一套在woodside的房子,但是價位高出我們的預算。山姆是賣方代理。他說房子尚未掛牌,但是賣方現在有急於出售的想法,如果我們確實興趣,他可以跟賣方一說,私了(“Private Deal”), 犧牲自己的買方代理費,降個10萬還是有可能。對於房價,山姆說降個10萬,是市場價格,但是如果降20萬,就是一個“Steal”  Woodside 的房子都很大,這個雖然小些,但是新房,配件中檔,環境好,離280近,交通方便,灣區最好學區,潛力很大。

回家路上,我們除了簡單交換對woodside的房子的看法,主要談論的還是山姆。山姆所說非常動聽,句句入耳入心,我和牛肉不得不懷疑山姆是吹牛還是認真?是一個觸覺敏銳的房地產代理, 還是一個靠著家族大傘愛交際的花花公子?他做幾百萬的高端市場,是否會重視我們,能夠抽出時間?能夠滿足我們的需求?我們能否信任他?

sansemao 回複 悄悄話 Thanks for your sharing. I fully agreed with you that we need to be careful with the purchase price. Thus, A REALLY GOOD AGENT can really helps, and seeing as many houses as possible is also a good excise to know the market. My story continues, and we did get our dream house. I will write more to share later.

I am at the same age as you and I just bought a house in the Bay area, so reading your articles is like seeing myself. I actually ended up overpaying for my house... The housing price is still dropping, and it is a buyer market now. Don't be fooled by the listing price and the estimation in "Zillow". Zillow often overestimates prices. The actual final price is often lower or much lower than the "lower" bound of Zillow range. In addition, should not trust realtors too much. We found the house ourselves and just needed an agent to do the paper work, so we hired Arton Chau, a friend of my husband's good friend, without much thinking. However, Arton seemed standing at the seller's side and tried to set us up to buy a very expensive loan. We refused to buy the loan althought we would, very likely, lose the house we like a lot. Fortunately, a loan manager in a big bank did us a favor and approved our loan application in 2 days. so there is a happy ending. :)
However, I kind of regret my purchase. Our house is at Hayward but my husband works in San Jose. The 1 hour driving does not bother us at the beginning but doing it twice everyday becomes a big problem now. He is suffering back pain... but the dropping housing market doesn't allow us to move in the near future. :<
