sorry, i did not say it clearly since a hurry time.
the situation is:
we have signed the contract to pay $630,000 to 1st bank as the sales price,
and pay cash $30,000 to 2nd bank for release the title.
the closing day is this Friday approved by 1st bank.
the agent is a dual agent. he told us 2nd bank asked for $30,000 (not for his commission).
however, i nerve get the approval letter from the 2nd bank. then some friend think no one would pay cash $30,000 to 2nd, $10,000 is normal situation, since 2nd know that he will get nothing if foreclosure.
then we doubt if 2nd really asked for $30,000, maybe much less, and agent take the differences. so we asked for the approval letter of 2nd, he would not show us.
After i gave the dual agent a warning (if you do not show me the letter i will complain..), he sent me a letter from the 2nd (showing the 2nd will get the $30,000) this evening by email. but this letter was issued today not the original letter to the owner (he told us the letter has go to the owner before). do you think we can believe this letter or not?
