請教單身老貓，違約租房合同的後果？

老公lay off， 我們是租的apartment,簽了lease，是續簽了一年，到09年的7月底到期，但我們決定09年4月回國，沒辦法，這兒的一個月費用回國可過一年的（CA)，
請教單身老貓，違約租房合同的後果？
我們提前一個月通知他們好呢？要寫正式的信，還是email?押金是不準備要的，但我們的帳號他們知道，違約租房合同的後果會怎樣？會到法庭告我們嗎？
