In Nevada, there is a 30 days waiting period that allow the tenant to recover the items that they left behind. After the 30 days the landlord can have a yard sale and purchase those items for $1 and close the problem once for all.

Yes you can change the lock in your place and rent it out. Yes you can go after the tenant but you are lease likely to get money.

It is only apply to Nevada and you need look into your local laws.
