有見過賣房的提供房產評估的嗎？評估會高估嗎？急！

昨天看房，見到賣房的主人提供了一份剛作的房產評估，房產評估上講此房值４６萬， 房主要價４３。６萬。 好像我要買是占了很大的便宜，都不好還價了。 可是附近相似的房子也才４１到４２萬左右。

我的經紀也講沒見過提供房產評估的情況，他也說這是占了很大的便宜， 要我４４萬下Offer。
