By the guildline of apprsisaL, tHE APPRAISAL REPORT SHOULD SHOW THE PROPERTIES BEST VALUE. It is the tradition for appraisal report show higher value than real price.

The real value is a very complex number depend different buyer. When you buy a house, you need to have know ledge to select the best value house for you. The agent help you to get a house that is generally valued higher than the price (that means you buy ahouse without over pay).

My suggestion is, search all available houses in the area and pick up one that best for you.
