Question about the Lead paint disclosure and others

最近買了一個condo。其間故事層出不窮，很不爽。我用的是duel agent，可能就錯在這裏了。我看房覺得不錯，就給個低於listing的價錢下單，因為condo在市場上3個月了。賣家不願。我就打算算了，agent說他的buyer agent的commission就給我了。我就答應了。後來收到ESTOPPEL certificate說tenant沒有security deposit，last month隻付了三分之一。當時我沒看懂這個文件。直到close以後，才懂這個ESTOPEPEL是什麽。問tenant要8月的剩餘房租，這也是lease上的最後一個月了。Tenant說付過了，出示文件是政府的什麽program給付給seller的，文件寫的清清楚楚。文件發給seller，問seller要8月的rent，也沒多話給我了。tenant又問security deposit呢？賣家不認，說tenant沒給。tenant也拿不出證據，我本來都要放棄了，想著我自掏腰包給tenant security deposit，請tenant 等lease到期走人。在最後一分鍾我看那個Estoppe，看著這個沒有tenant簽字的文件，突然覺得這個文件tenant不可能簽過字。問seller要簽字的文件，seller馬上說如數退security deposit。後來seller agent 又發給我lead paint disclosure，賣家有簽字，日期是在closing 後。這個文件從開始到closing都沒給我看過，要我waive the opportunity to conduct a risk assessment or inspection for the presence of lead-based paint and/or lead-based paint hazards. 另一個option是‘received a 10-day opportunity (or mutually agreed upon period) to conduct a risk assessment or inspection for the presence of lead-based paint and/or lead-based paint hazards“。這個賣家太可惡了，不想這麽輕輕鬆鬆放過賣家，請問我能問他們要錢嗎？在我們州法律明文要求在p&S之前disclose。其間seller多次說謊，算不算欺詐？

中間我一直沒有之間和seller有直接對話，都是通過Attorney for closing的。謝謝老貓，檸檬和各位大俠！
